Dear tenant 

 
Your tenancy ends this Sunday. 
 
We will require you to have vacated  your property by mid day on Sunday at the very latest. 
 
All of your belongings MUST be taken before this time. 
 
We wanted to advise that we have already started conducting check out inspections and of those we have done we have only had to make one deposit claim. Please help us return your deposit to you in full and quickly!! 
 
  If your rental property is ready to be inspected BEFORE SUNDAY 28th JUNE - we guarantee to process your deposit release on the same day. 
 
Therefore if you have only a few things left behind it is worth clearing these out and TELLING US (!) that the house is ready to be inspected. 
 
Here are four really simple steps to ensuring you get your full deposit back
 
1. Make sure all belongings and rubbish is removed - please remember that the minimum charge to remove something is £37.50. DO NOT leave rubbish in front of your property - you risk a large fine from the council! Check your garden for waste if you have one.
 
2. Clean the property checking areas that we have previously sent on the move out check list.
 
3. Make sure any bedrooms that have a lock have a key left in it and front door keys are left in the kitchen / posted back through the letter box. Please avoid bringing keys to the office or posting them to us unless unavoidable. Any missing keys on the day or the inspection will be charged for from the deposit. 
 
4. Make sure that if you live with others that no one is in rent arrears - if you are jointly and severally liable (shared contract) - the arrears of all tenants combined will be taken from the deposit. 
 
We really want to give your deposits back and quickly!! 
 
Please note that you can not re-enter the property once the inspection has been carried out - for example to remove waste or clean areas we have noticed require cleaning. 
 
If we wish to claim for any deductions, you will be made an offer of what we estimate the claim will total. You can choose to accept our estimate in which case your deposit will be processed the same day as your inspection if before 28th June or within 14 days if the inspection occurs on or after 28th June due to the volume of inspections we have to process OR you can await the actual invoices to be received by us and then your deposit will be processed. 
 
This is the first year that we are offering tenants the opportunity to accept our estimate of a claim in order to speed up deposit releases as sometimes it can take months to receive invoices which leaves tenants frustrated as without them normally we can not release your deposit should a claim be made. 
 
If you live in a house share managed by Sales and Lettings Angels on a Room Only contract - we can check you out on a room by room basis so you do not need to wait for the whole house to vacate before your inspection as your deposit is held only against your room and not the communal areas.
