Going with an estate agent can save you time. A lot of time. 

Many people seem to underestimate just how time-consuming selling a property can be. There are a large number of processes that come with selling a property and these can be frustrating and a huge annoyance to deal with yourself.

The most time-consuming process that comes with selling or renting is viewings because usually buyers expect landlords and vendors to have a very flexible schedule and plenty of time to conduct them which for many people is not the case.

You can also find out if the agent is active on their social media and if they have any great google reviews. 

Beware of online agencies

Online agencies run via websites and they do not have physical locations that you can enter.

It may seem tempting to use these online agencies for convenience but there are a number of issues you may face

• Lack of knowledge

These online agencies may lack the knowledge of the local property market which can result in them being at a disadvantage compared to a normal high-street agent.

• No viewings

Virtual agencies do not offer viewings so you need the flexibility and time to do this yourself.

• Upfront fees

With an online agency you will be required to pay regardless of whether they let or sell your house.

• They are less motivated as they do not receive commission

Your estate agency can advertise your property across a numerous number of platforms including social media, newspapers, Rightmove and Zoopla. It’s most important that you check they are doing great at advertising.

Are there any relevant buyers?

Estate agents have the credentials of potential buyers that have contacted them interested in a property previously. Estate agents who have a good credential list can potentially sell or rent your property quicker than one who doesn’t.
